  • Overview

    This position is primarily responsible for performing the highly diversified duties under the direction of a supervisor of troubleshooting, repairing, installing, and maintaining building facilities equipment according to safe, predictive and productive maintenance  processes that support the achievement of the site’s business goals and objectives.  Required skills include, but are not limited to, HVAC, mechanical, electrical, pneumatic, hydraulic, and plumbing. Adherence to safety, proper housekeeping and quality standards is required.


    Description of Duties and Responsibilities:

    • Troubleshoot, diagnose, and repair building facilities equipment relating to plumbing, electrical, heating, cooling, pneumatic and Direct Digital Control (DDC) systems.
    • Performs scheduled maintenance tasks utilizing maintenance planning software
    • Performs unscheduled emergency maintenance repairs as needed
    • Performs inspections on building facilities equipment
    • Responds to and completes service requests from internal customers


    Knowledge, Skills and Ability Requirements:

    • General knowledge of operation of low-pressure steam boilers, hot water boilers, centrifugal chillers, high and low pressure air compressors, cooling towers, air-handlers, condensate pumps, hot water pumps, chilled water pumps, and high voltage switch gear.
    • General knowledge of operation of heating and cooling coils, steam valves, steam traps, chilled water valves, check valves, evaporators and condensers.
    • General knowledge of operation, troubleshooting and repair for pneumatic and DDC control HVAC VAV boxes and supporting devices
    • General knowledge of variable frequency drives (VFD’s) used on various mechanical equipment
    • General knowledge of water treatment programs for chemical systems supporting HVAC
    • General knowledge of Trane ES automation database or similar HVAC automation database
    • General knowledge electrical systems and wiring principles
    • General knowledge of refrigerant recovery processes
    • General knowledge of sprinkler and fire alarm systems
    • Skilled in various trouble-shooting and installation techniques for a variety of mechanical and automated equipment including switches, electronic, pneumatic, relays and thermostats
    • Ability to inspect, troubleshoot and make adjustments to refrigeration or air-conditioning equipment such as RTU units, wall mount split systems and spot coolers.
    • Ability to follow company safety procedures and perform lockout/tagout
    • Ability to read and interpret drawings and schematics for plumbing, electric and HVAC systems
    • Ability to use a variety of tools, test equipment and machines to perform maintenance repairs
    • Ability to operate a fork truck, pallet jack and multiple scissor lifts
    • Ability to perform work from heights using ladders, scaffolding and elevated surfaces
    • Ability to use of Microsoft Office applications

    Education and Experience Required:

    • High school diploma or equivalent
    • Technical school diploma / certification with record of achievement, or additional technical training in applicable field
    • Minimum of 5 years previous maintenance experience with expertise in HVAC, electrical, mechanical, plumbing, or industrial maintenance

    Education and Experience Preferred:

    • Previous HVAC, electrical, mechanical, or plumbing apprenticeship

    Other Job Requirements:

    • Must be able to work both independently and with a team with minimal supervision
    • Flexibility to adjust work schedule, if necessary, including shift changes and overtime
    • Must be On-Call for 24-hour emergency response
    • Must be able to wear safety glasses ANSI Z87 approved as required per Job Safety Analysis
    • Must be able to wear electric shock hazard safety shoes of other PPE as required per Job Safety Analysis
    • Ability to stand, walk, crouch, stoop, bend, reach, and climb for prolonged periods of time
    • Ability to lift, carry, push, pull and manipulate objects weighing up to 50 pounds without assistance
    • Ability to identify project obstacles and independently develop alternative solutions for technical problems
    • Ability to maintain cooperative, professional, respectful working relationships and interact with internal customers and outside contractors
